ABOUT US

Balfour Pacific Capital Inc. actively manages private equity and real estate funds, and is owned by Samuel Belzberg through Gibralt Capital Corporation. Our family of funds, including Second City Real Estate funds and Second City private equity fund, has successfully invested in and managed over US$2.0 billion in assets and founded the NYSE listed City Office REIT. We have successfully managed the three equity funds described below:

PARTNERS I LP

This US$100 million private equity fund was fully invested and all capital returned to investors. The fund successully invested from 2004 to 2010 through the 2008 recession.

FUND I

SECOND CITY CAPITAL PARTNERS II LP (REAL ESTATE I)

This US$102 million real estate fund was fully invested and certain of its assets were rolled in to City Office REIT. There are several assets remaining in this fund.

This US$120 million real estate fund is 64% invested and has a commitment period ending on October 27, 2019.

OUR PROCESS

INVESTMENT CRITERIA

We are seeking investments in high growth, healthy markets near gateway and secondary cities while always maintaining the flexibility to invest in locations with greatest value. Single asset opportunities are generally between $5 million and $25 million of equity, but we will consider investments of any size with our range of co-investment partners.

DEAL PROCESS

We often work on transactions that have been sourced by local partners who do not have the financial capacity to complete the transaction. We are able to move quickly and with confidence on transactions, particularly under a tight time-frame. We are able to structure these deals to provide incentives for sponsors that align with success for our limited partners.
